How to use this template well

Anchor scope to source documents

List drawing and specification dates so everyone can tell which information supports the offer. A later drawing revision should trigger review, not silently expand the price.

Give allowances a measurable basis

An allowance should identify the included amount or quantity, selection responsibility, markup treatment, and reconciliation method.

Connect time and decisions

Call out permits, access, owner selections, deposits, and long-lead releases that affect the proposed start or completion range.

A well-scoped proposal gives the owner a useful decision document and gives the project team a traceable baseline for schedule, billing, and changes.

Frequently asked questions

How detailed should a construction proposal be?

Detailed enough that an owner and project manager can identify included work, exclusions, allowances, schedule assumptions, price, payments, and the process for changes without relying on verbal memory.

Should a construction proposal include a schedule?

Include a realistic start window or duration and the dependencies behind it. Avoid promising an exact completion date when permits, selections, weather, or material lead times remain outside your control.

What is the difference between a construction proposal and contract?

A proposal presents the offered scope and commercial terms. Depending on its language and acceptance, it may become binding, but many projects use a separate contract. Obtain legal advice for your documents.
