If rock drilling, private utilities, or unknown obstructions cannot be priced yet, label the allowance and the approval process instead of hiding uncertainty in the base price.

Describe the result, not your cost sheet

Customers need the installed fence, gate, removal, and warranty scope. Keep confidential material and labor cost components inside your estimating system.

Lock the accepted revision

If the customer changes footage or gate selections, issue a new version and preserve the earlier proposal so production and billing know which scope was approved.
